Residential Tenant Letting Fees From 1st June 2019
Holding Deposit (per Tenancy)
One weeks rent charged
This is to reserve your property from your viewing of the property held.
Please note: This will be withheld if:
- If any relevant person to include Guarantor(s) withdraw from the Tenancy.
- Provide false or misleading information materially
- Fail a Right to Rent Check
- Fail to sign the Tenancy Agreement or Guarantor(s) the Deed of Guarantee within 14 Calendar days or Deadline set for the Agreement(s) mutually agreed in writing.
Rent Under £50,000 per year 5 weeks rent: This covers Defaults or Damages on the part of the Tenant during the Tenancy.
Rent of £50,000 or over per year 6 weeks rent: This covers Defaults or Damages on the part of the Tenant during the Tenancy.
Variation of Tenancy Agreement – Tenant(s) Request
£50.00 (Inclusive of VAT) per agreed variation
To cover the costs of the preparation and execution of new Legal Documentation and costs associated with taking Landlords Instructions.
Change of Sharer – Tenant(s) Request
£50.00 (Inclusive of VAT) Per replacement Tenant
To cover the costs of the new Tenant Referencing and Right to Rent Checks, Deposit Registration and the preparation and execution of the new Legal Documentation. Also, costs associated with taking Landlords Instructions.
Interest at 3% above the Bank of England Base Rate from the Rent Due Date will be charged to pursue non-payment of rent until paid. This charge will not be applied until the rent is 14 days in arrears.
Lost keys or other Security Devices to include Key Fobs or Key cards
Tenant(s) are liable for the actual cost of replacing any lost Key(s) or Security Device(s). If the loss results in locks needing to be changed the actual costs will be charged to the Tenant(s) of a:
- New lock and replacement Key(s) or Security Device(s) to the Tenant, Landlord and any other persons requiring Key(s) or Security Device(s)
If extra costs are incurred there will be a charge of £30 (Inclusive of VAT) per hour for the time taken replacing lost Key(s) or Security Device(s).

Early Termination – Tenant(s) Request
If the Tenant wishes to leave their Tenancy early, they will be liable for the Landlords costs of re-letting the property as well as all the rent payable until the start date of the new replacement Tenancy.
