Before You Move In
Should an applicant be accepted for the Tenancy, the initial rent and deposit is payable in cleared funds. Therefore, only cash, bankers draft or bank transfer will be accepted. These funds will be due on or before your agreed tenancy start date. Future rent can be sent via a standing order on the rent due date.
Referencing to include: Identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers, landlords and any other relevant information to assess affordability. As well as contract negotiation to include amending and agreeing terms, arranging the tenancy and Tenancy Agreement.
One Applicant: Total £180.00 (Inc VAT)
Two Applicants: Total £300.00 (Inc VAT)
Price per additional Applicant: Total £60.00 (Inc VAT)
The Application Fee is to be paid in full and is non-refundable.

It is normally considered that you will need to have a gross yearly income of at least 2.5 times the annual rent amount. If the affordability criteria is not met, a guarantor may be requested.
To include paperwork and Deed of Guarantee.
Guarantor: Total £60.00 (Inc VAT)
The Guarantor Fee is to be paid in full and is non-refundable.

During your Tenancy
(if required) £20 (Inc VAT) per hour which will be deducted from your deposit held at the Deposit Protection Scheme. This will only be charged where professional cleaning is necessary to return the property to the same condition as at the start of the Tenancy.
If your Tenancy Agreement states: A professional Clean of all rooms and Cleaning of all the Carpets/Lino is required when you leave the property. You must supply a receipt from the Professional Cleaners and Carpet Cleaners you used to complete this.
If after you have left the property and not used your own Contractor Cleaner or Carpet Cleaning Contractor a charge of £20.00 (Inc VAT) per hour will be payable for the Clean provided and/or Carpet Cleaning Contractor provided.
The most common practice for this clause added to the Tenancy Agreement is if the Landlord and Tenant have agreed for animals to be kept at the property during your stay for hygiene reasons, this is just one example.
If you are leaving us at the end of your Tenancy and require a Reference Check for your New Landlord or another Agent, a Charge of £24.00 (Inc VAT) is payable by you the Tenant per Reference to be provided.
- Professional Cleaning

(if required) £20 (Inc VAT) per hour which will be deducted from your deposit held at the Deposit Protection Scheme. This will only be charged where professional cleaning is necessary to return the property to the same condition as at the start of the Tenancy.

An advice guide is given to you when receiving your written notice to leave the property to explain the requirements and what is expected of you. We expect Tenants to return the property in the same condition as at the start of the Tenancy.
Property Inspections if applicable are completed every quarter to your property, an advice guide of how to present your property for the inspection is given to you when moving into the property.
A property not presented for an inspection on the date and time agreed will incur a re-inspection charge of £36.00 (Inc VAT)
